Your reservation includes our cleaning and chef service, which includes breakfast and lunch. Breakfast will be a simple American-style meal with eggs, fruit, coffee, and juice. For lunch, we will share our menu, allowing you to choose your preferences. *The cost of breakfast ingredients will be covered, while lunch ingredients will incur an additional charge based on your selections. Please note that on the day of check-in, no service it's included, and on the day of check-out, only breakfast will be provided. During your stay, you will meet Rocio and Nacho, part of our in-home staff, who will be at the property taking care of daily cleaning. She usually works from 9:00 am to 3:00 pm; her arrival time may vary a little depending on traffic. Also, Sandra or Adrián from our concierge team will be available for you anytime through: WA 📲 Messages through the Airbnb app 🛋️ Feel free to contact us if you need recommendations, transportation, reservations, or any extra service. To ensure a safe, comfortable, and respectful stay for everyone, please keep the following in mind: 🚭 No smoking inside the villa – A $1,000 USD fine will be charged if this rule is broken. 🔇 Quiet hours are from 8:00 PM to 8:00 AM – please be respectful of the neighbors. 🐾 Pets are not allowed on the property. 👤 Only guests listed in the reservation are allowed to access the villa. 🎉 Parties or any kind of event are not allowed in the villa. 🎈 Don’t place any decorations on the walls using tape, glue, or adhesive hooks, as they may damage the paint or surface. If any damage occurs, the cost of repairs may be charged to the guest. • 🧺 Use of Sheets and Towels For your convenience, we provide cotton makeup remover pads and bath mats. We kindly ask you to use them to help prevent stains or damage to the sheets and towels. If excessive dirt, deep stains, or irreparable damage are detected, an additional charge will be applied at check-out to replace the affected items. Pool Rules - Eating, smoking, or consuming alcoholic beverages inside the pool is not permitted. - Glass containers are not allowed in the entire rooftop area. - Introducing electronic devices into the pool is prohibited. - All children under 12 years must enter the pool under adult supervision. - The pool does not have a lifeguard, so use is at the exclusive risk of each user. - Adding essences or soap to the pool is strictly prohibited As required by the condo administration, it is mandatory to provide photos of official IDs (passport, driver’s license, or national ID) for all adult guests staying at the property at the time of booking. This information is necessary to schedule your access. In some cases, the administration may also require identity verification through a specialized link that will be sent directly to your email. 📄 Liability Waiver: Guests acknowledge that any accident, personal injury, or loss occurring during their stay is their sole responsibility.

What a great stay! A good option outside of an all inclusive for a large family, but still in the hotel zone. Beach access was adequate, sargassum was maintained, water was beautiful. Restaurants, mall entertainment, shopping was easily accessible via the bus or Uber. Chef Marcelino and sous chef Yami were wonderful, preparing delicious meals, desserts, and aguas frescas for the family. The pool table was a big hit as well, along with the available masseuse. The house staff Nacho and Rocio were very helpful and always available to help. Highly recommend La Villa Nizuc 1.

Pictures don’t do it justice. Beautiful place and host very responsive. Chef also amazing you’ll probably have to add ingredients but it’s not expensive. Area is safe and walkable.

We stayed at this beautiful house for my bachelor party, and despite a tropical storm, we had an amazing time! The spacious common areas, especially the open living and dining space, were perfect for our group to relax and hang out. The pool table was a hit, and even though we got rained on during our golf outings, the house and its amenities more than made up for it. Breakfasts were delicious, and the cleaning staff was friendly and attentive. Adrian was incredibly helpful and communicative throughout the entire booking process, check-in, and during our stay, which made everything easy and smooth. The house is luxurious, comfortable, and perfect for a getaway with friends. Highly recommend, rain or shine!
